The image most people have of an exterminator is someone in a jumpsuit spraying chemicals around the perimeter of a house. That picture was accurate in 1985. Modern professional pest control looks quite different, and understanding the difference changes what you should expect from a service visit.

Stage 1: The Pre-Visit Interview

A professional technician starts talking before they touch anything. This is not small talk. The pre-visit interview is diagnostic: it shapes where the technician looks and what they look for.

The questions they should ask: When did you first notice the problem? How often do you see the pest, and where specifically? Have you treated before, and what did you use? Do any household members have allergies or respiratory conditions? Are there pets in the home? Have you had any recent deliveries of used furniture or been away traveling?

That last one is not random. Travel history and used furniture are the two primary bed bug introduction vectors. A technician who does not ask these questions before a bed bug inspection is not doing a thorough job.

Your answers also help the technician calibrate pesticide selection. Some active ingredients are not appropriate for homes with cats (permethrin is toxic to cats). Some treatment methods require removing fish tanks. Knowing this before the inspection visit means the treatment visit can go forward without delays.

Stage 2: The Inspection

The inspection is the most important thing a pest control technician does. Everything that follows it depends on getting the inspection right.

A thorough interior inspection for general pest control covers:

The kitchen. Behind and under the refrigerator, stove, and dishwasher. Inside the base of lower cabinets (the space between the cabinet floor and the actual floor). Along all baseboards. Around all pipe penetrations under the sink. Inside pantry areas. This is where cockroaches, ants, and pantry pests concentrate because food, moisture, and warmth all converge here.

Bathrooms. Under all sinks. Around pipe penetrations in walls and floors. In the space behind the toilet. In the gap between the tub and wall surround. Moisture-dependent pests, silverfish, drain flies, and some ant species prefer bathroom environments.

The basement or crawlspace. Foundation walls (looking for termite mud tubes, moisture damage, cracks). Beam ends and sill plates (evidence of wood-destroying insect activity). HVAC penetrations. Utility line entry points.

The exterior perimeter. Full foundation walk. Every utility penetration. Door frames and window frames. Eaves and soffits (wasp and hornet nesting sites). Wood-to-soil contact. Landscaping contact with the structure. Drainage patterns that create standing water near the foundation.

At the end of the inspection, the technician should tell you: what pest they identified with confidence, where they found evidence and where they did not, what conditions are conducive to the pest's presence, and what areas are highest priority for treatment.

An inspection that takes less than 20 minutes on a standard single-family Westchester County home is not thorough. Period.

Stage 3: Treatment Plan Development

Good pest control is targeted. It is not spraying everything and hoping. The treatment plan should follow directly from what the inspection found, not from a standard company protocol applied to every property regardless of conditions.

For cockroaches, the right approach in 2026 is gel bait applied inside cracks, crevices, cabinet voids, and harboring sites, combined with an insect growth regulator (IGR) to interrupt reproduction. Perimeter spray alone is not an effective cockroach treatment for an established infestation. A technician who shows up with just a spray and no bait gun is not using the right tools.

For ants, the treatment depends on species. Odorous house ants respond well to bait placed along their foraging trails. Carpenter ants require locating the satellite colony (often in moisture-damaged wood) and treating directly. Pavement ants can be controlled with perimeter treatment and targeted bait. Different ants need different approaches, which is why correct identification matters before any product is applied.

For rodents, the treatment plan should address both population reduction (traps and bait stations, placed strategically along travel paths) and exclusion (identifying and recommending sealing of entry points). Traps without exclusion are a maintenance program, not a solution.

The technician should explain the plan in plain language, including what product they intend to use, what the active ingredient is, where it will be applied, and why. You have the right to know this. Ask if they do not offer it.

Stage 4: Application Methods

Professional exterminators have access to application methods and product concentrations that consumer pest control does not. Here is what each method is actually for.

Gel bait. The most effective method for cockroaches and many ant species. A protein or carbohydrate-based bait formulated with a slow-acting insecticide. The pest feeds on it, returns to the nest, and passes the active ingredient to other nest members through contact and feeding. The delay is intentional. Fast-acting products kill before the bait spreads. Bait should be placed inside cracks and voids, not on open surfaces where cleaning will remove it.

Residual spray. A liquid pesticide applied to surfaces where pests travel. Effective for ants, spiders, and cockroaches in areas where bait is not practical. Applied at professional concentrations, residual sprays are more effective and longer-lasting than consumer equivalents.

Dust applications. Insecticidal dust (often diatomaceous earth or boric acid formulations, sometimes pyrethrin dusts) applied into wall voids, electrical outlets, and structural cavities where liquid products cannot reach. Highly effective for cockroaches and other insects hiding in wall voids. Long residual life in dry conditions. Not a DIY method because application into electrical systems requires appropriate tools and training.

Traps. Glue boards and snap traps for rodents. Pheromone traps for monitoring certain insects. Bed bug interceptor cups for detection and population monitoring. Traps serve both control and diagnostic functions. Their placement, type, and check frequency affect how useful they are.

Heat treatment. Used primarily for bed bugs. Professional heaters bring the treatment space to 120 to 135 degrees Fahrenheit, sustained for two to four hours at that temperature. Kills all life stages including eggs. Requires significant equipment and preparation. Not something a general pest company can do without dedicated heat treatment units.

Exclusion materials. Steel wool, copper mesh, expanding foam, sheet metal, and concrete repair products used to seal entry points. Some pest control companies handle exclusion as part of their service. Others treat and leave exclusion recommendations for the homeowner to act on. Stage 5: Safety Protocols and Reentry

Every pesticide applied by a licensed applicator in New York State has a specified reentry interval, the amount of time that must pass before untreated occupants can safely return. The technician is legally required to inform you of this before applying any product.

Standard reentry times:

Gel bait: no reentry restriction. Bait is applied inside cracks and enclosed spaces, not on open surfaces.

Residual spray: 2 to 4 hours until surfaces dry. Longer for households with respiratory sensitivities or young children.

Insecticidal dust in voids: no reentry restriction for enclosed applications. If dust is visible on surfaces, treat as a spray (wait for settling and clean exposed surfaces).

Heat treatment: 30 minutes to 1 hour after temperatures drop below 80 degrees Fahrenheit throughout the treated space.

Stage 6: Follow-Up and Prevention

A single treatment visit resolves some pest problems. It does not resolve all of them, and a technician who tells you otherwise about a serious infestation is either overselling their product or underselling the problem.

For rodents, follow-up visits check trap captures, identify active runways, and begin exclusion work once the population is reduced. Exclusion before population reduction is less effective because sealing some entry points just redirects rodents to others.

The prevention recommendations the technician leaves with you are not generic. They should be specific to what the inspection found. If the inspection identified a gap at a pipe penetration under the kitchen sink, the recommendation should specifically include sealing that gap. If the inspection found a moisture problem in the crawlspace that is supporting a cockroach population, the recommendation should address that moisture source, not just the cockroaches.

What a Professional Exterminator Is Not Doing

A professional exterminator is not making your home permanently pest-free. No treatment does that. Pests exist in the environment around your home. The goal is to eliminate the current infestation, address the conditions that allowed it, and make the property less hospitable to re-entry. Prevention, monitoring, and occasional follow-up are the tools that sustain results over time.

A professional exterminator is also not responsible for what happens after they leave if preparation instructions are not followed. Cockroach treatment fails when consumers spray competing products in the days before or after treatment. Bed bug treatment fails when infested items are moved between rooms. The technician's job is to treat; your job is to follow preparation and post-treatment protocols.
